For a decade, the block of San Vicente between 11750 and 11770 has been a graveyard of restaurant concepts. Pizzicotto held the room, then Kreation, then Planta, each arriving with press and leaving without ceremony. The paper went up in the windows so often that regulars stopped reading the names.
Something different is happening this summer. The operators taking the empty rooms are not chasing a Beverly Hills clientele or a downtown press cycle. They are building for the people who live within a ten-minute walk. Read the new signage on San Vicente alongside the August calendar at the Country Mart and a thesis starts to form: after years of transient tenants, Brentwood's commercial spine is being handed to operators who understand what a neighborhood-scale room actually requires.
The 11750 Block Finally Has A Tenant Who Understands It
The clearest signal is at 11770 San Vicente, where Neighborly has put up branding for a spring debut. It is a food hall, but not in the airport sense. The Westlake Village original, which opened at the Promenade in December 2024, pairs a compact marketplace with a rotating set of partner kitchens including Mini Kabob and the Cheese Store of Beverly Hills, so a family can pull a full dinner together across three counters and one bill.
The address matters. Neighborly is taking the combined spaces at 11754 and 11758 San Vicente, the same rooms that turned over three times in the last decade. A food hall is a defensible use for that footprint in a way a single-concept restaurant was not. Six menus under one roof spread the risk that killed the previous tenants and give a resident five reasons to walk in instead of one.
A Third Floor Becomes A Restaurant
A block east, at 11677 San Vicente, something rarer is happening: office square footage is being converted to dining. Pérse, a new concept, is combining two former office units on the third floor of Brentwood Gardens, with Los Angeles City Planning Department approval for the change of use, a full liquor license, and signage plans.
For anyone who has watched Brentwood Gardens function mostly as a lunchtime pass-through, this is a real shift. A third-floor restaurant with a full bar changes what the building is at 7 p.m. The menu has not been disclosed, but the shape of the approval, office-to-restaurant with liquor, tells you the operator is planning for evening service, not a daytime cafe.
Montana's Is Deliberately Not For This Summer
The third project on the corridor is the one you should not expect to eat at yet. At 11920 San Vicente, the h.wood Group has announced Montana's, a restaurant and lounge described by the group as an intimate clubhouse. Opening is slated for early 2027.
The interesting fact is not the concept. It is the timeline. The h.wood Group, whose portfolio includes Delilah and The Nice Guy, is publicly banking on Brentwood two years out. Operators of that scale do not sign long leases on speculative corridors. Read Montana's, Pérse, and Neighborly together and the pattern is that three separate hospitality groups, working independently, arrived at the same conclusion about this half-mile of San Vicente in the same twelve months.
What The Mart Is Actually Doing In August
While San Vicente absorbs new tenants, the Country Mart is running the schedule it has been refining since 1948. The 30,000-square-foot open-air center at 225 26th Street is the fixed point the new openings will orbit, and its August programming is worth reading not as a listing but as evidence of a working weekly rhythm.

The Wednesday Story Time series, run in partnership with Cassidy Preschool, has been repeating in the Country Mart courtyard through the summer and holds through the end of August. Diesel, A Bookstore keeps its own author calendar inside the Mart, with recent evenings including Jessica Knoll and P.C. Verrone.
Two blocks south, the Brentwood Certified Farmers Market runs every Sunday from 9 a.m. to 2 p.m. at 741 Gretna Green Way, year-round. It is the single most reliable appointment on the local calendar and the reason a Sunday morning in Brentwood has looked the same for two decades.
The Through-Line
Here is what changes if the three new rooms open on schedule. A resident who walks the corridor today has one anchor for coffee and errands, a strong Wednesday morning for children, and a Sunday morning for produce. By this time next year, the same walk includes a six-kitchen food hall that solves the weeknight dinner question, a third-floor room at Brentwood Gardens that gives the corridor an evening address it currently lacks, and, twelve months after that, a clubhouse concept from an operator whose Los Angeles reservations are among the hardest to secure.
The corridor is not being reinvented. It is being filled in. The bones, the Country Mart, the farmers market, Toscana at 11633, the coral trees on the median, are the ones that were there. What is arriving is the missing weeknight and evening layer that Brentwood residents have historically had to drive to Santa Monica or Beverly Hills to find.
